The Brief

The project brief for this CAT B fit-out at 103 Colmore Row was to transform floors 1 – 3 into a dynamic, collaborative, and inspiring working environment that fosters productivity, creativity and well-being.

Alongside this, we were asked to design and fit out Eighteen the clubhouse space exclusive to 103 Colmore Row tenants including private bar & dining, meeting room use and access to the terrace.

For this project Intex Projects, along with Squire and Partners, and X+Why have been shortlisted as finalists for a BCO Award in the Fit Out of Workplace Category, winners announced on April 19th!

The solution

  • Space Planning & Design – we maximised the workspace and Eighteen Club layout efficiency and ensured smooth flow between areas.
  • Branding & Identity – we created a cohesive brand experience that reflects x+why’s values, culture, and vision.
  • Atmosphere – we designed lighting schemes that optimise natural light and atmospheric energy-efficient lighting where necessary. Addressed acoustic considerations to minimise noise disruptions and create a relaxed, high quality atmosphere.

How we worked sustainably

We worked with x+why to support 103 Colmore Row who have leveraged the benefits of Birmingham’s District Energy Scheme. This initiative plays a vital role in Birmingham City Council’s climate change strategy, targeting a 60% reduction in CO2 emissions by 2027.
